Decks, fences and yards: rules, materials and upkeep

Outdoor projects feel simple until a property line, a drainage problem or a neighborhood rule enters the picture.

  1. 1

Find your property line and any easements before you build.

  2. 2

Permits and neighborhood rules often apply to decks and fences.

  3. 3

Materials differ most in upkeep, not just in price.

Rules to check first

  • Your local building department, for permits and height limits.
  • Homeowners association or neighborhood rules, if any.
  • Utility lines: in the U.S., dial 811 before digging.
  • Your property survey, to confirm boundaries.

Materials at a glance

MaterialUpkeep to expect
Pressure-treated lumberNeeds sealing or staining on a regular schedule.
Cedar or redwoodWeathers naturally; finish to keep color.
Composite deckingLow upkeep, higher up-front cost, can get hot in sun.
Vinyl or metal fencingLittle upkeep; check wind and ground conditions.

Drainage matters

Water that pools against a foundation or under a deck causes more trouble than almost any finish choice. Notice where water goes in heavy rain and ask how any project will change it.

Safety and structure

Decks carry people, so structure and fastening matter. Ask how the deck connects to the house, what size footings are used, and whether the work will be inspected.

Questions worth asking

  • Who applies for permits and checks property lines?
  • What happens to old materials?
  • How will weather affect the schedule?
